Established in 1957, Telligent Masonry has over 60 years of experience in undertaking large scale masonry projects across the United States. Some of their commercial work includes Andrews Air Force Base in Maryland, and Miami International Airport. Telligent Masonry is also a contributor to Arlington Partnership for Affordable Housing (APAH), a non-profit that constructs affordable housing.
In late 2021, APAH broke ground on Oakwood Senior, a new senior housing project in Lee District, in Virginia’s Fairfax County. The development is the result of a partnership between the Fairfax County government and organizations such as Virginia Housing and Bank of America. County officials settled on APAH to put up Oakwood Senior following a competitive process, responding to a critical local need for accessible housing for older residents.
One-third of Lee District’s residents are older adults, with many of them renting their residences. More than 50 percent of tenants also have to spend more than half their income on rent alone, which puts a strain on their resources, especially for those nearing retirement and with health concerns. The aim of Oakwood Senior is to supply affordable rental homes, equipped with wellness and community engagement facilities, and to set a standard for future housing projects in the region.
Positioned at the intersection of South Van Dorn Street and Oakwood Road in Lee District, Oakwood Senior will sit on 6.2 acres. The plot was previously used as a retention pond for stormwater; upon completion, it will continue to have a stormwater retention facility underground and a senior living development on top. The property will have 150 affordable units, one and two-bedroom apartments. It will also have 6,000 square feet of facilities including a library, a garden room, landscaped courtyards and walking paths, and service spaces. The home will accommodate seniors aged 62 and above who have a household income 60 percent of the area’s median income or below.
